When Mike Wooller and his partner Dave decided to take the plunge into the property market, the world was in the midst of an unprecedented global shutdown. As the UK entered lockdown, they were fortunate enough to retain their jobs. This stability, coupled with the drastic reduction in their usual social spending, presented a unique opportunity. They resolved to channel every spare cent of their disposable income towards saving for a deposit on their first home.
Their dedication paid off handsomely. In just over a year, they managed to amass a substantial £40,000 deposit. This impressive feat allowed them to purchase a flat within a converted Victorian hospital wing in the vibrant South East London suburb of Camberwell. The property set them back £440,000. Now, almost five years later, having meticulously renovated and transformed their living space, they are preparing to sell it for £525,000. Mike shares the intimate details of their rewarding property journey.
Mike and Dave, a married couple who have been together for nearly a decade, are the proud owners of this unique London flat. Mike works in the dynamic field of podcasting, while Dave is employed in procurement. Both have established their lives in London for over 15 years, with Mike hailing from Portsmouth and Dave from Stockport.
Their chosen neighbourhood, Camberwell in South East London, holds a special place in their hearts. They purchased their flat in the summer of 2021, having fallen in love with the area during their previous rental period in nearby Peckham. Camberwell, despite its proximity to the bustling centre of London, exudes a distinct village-like atmosphere, a quality Mike and Dave deeply appreciate.
The area boasts a lively social scene, with an abundance of excellent local pubs and an exceptional culinary landscape featuring a variety of outstanding restaurants, bakeries, and cafés. Adding to its sentimental value, their wedding ceremony took place just across the road at Southwark Register Office, ensuring Camberwell will always be a place of cherished memories.
The couple’s success in saving their deposit was largely a product of circumstance and strategic discipline. “We were very lucky to keep both of our jobs during the pandemic,” Mike explains. “As we weren’t really going anywhere or spending much, we put all our disposable income into savings, so we saved the full deposit amount during this time. We’re very aware of how fortunate we were to be in that position. We basically saved every spare penny we had, which quickly added up. Neither of us had any savings beforehand.”
As first-time buyers, the process of securing a mortgage was initially daunting. “Honestly, we had no idea what we were doing,” Mike admits. Engaging a mortgage broker proved invaluable in simplifying the complexities. Reflecting on their experience, Mike suggests that a longer fixed-term mortgage might have been a more prudent choice, as their initial two-year fix coincided with a period of significant interest rate volatility.
The renewal of their mortgage deal occurred at a particularly turbulent time in the financial markets, following a mini-budget that sent interest rates soaring. This led them to switch to a tracker rate temporarily, hoping for a market stabilisation. Their monthly repayments have since increased by approximately £400 due to these market fluctuations.
The decision to buy rather than rent was driven by a desire to establish themselves on the property ladder sooner rather than later, particularly as they were in their mid-thirties. While renting offers flexibility, it began to feel like they were contributing to someone else’s asset without the freedom to truly personalise their living space. Crucially, the mortgage payments were only about 25% higher than their previous rent, making the prospect of ownership financially sensible. Their previous rental, situated in a converted school, was suitable for social gatherings, but their current home offers a more profound sense of belonging.
Their search for a property was guided by a preference for period or conversion properties, which they believed offered superior build quality. While the area of Camberwell was a primary draw, the building itself, a striking Victorian infirmary tower, captured their imagination. The distinctive circular brick structure, adorned with original Victorian windows, was unlike anything they had encountered. The panoramic views across London from its vantage point are spectacular, even offering a front-row seat to the annual New Year’s Eve fireworks.
Mike and Dave embarked on a comprehensive renovation of the entire flat. While the previous owner had maintained the property well and possessed good taste, the couple aimed to optimise the space and enhance its sense of openness. They strategically removed partition walls, installed a new kitchen, updated flooring, and integrated ample storage solutions, creating a more fluid and interconnected living environment. Their shared aesthetic vision, combined with the expertise of interior designer Leo Wood and countless hours of inspiration from platforms like Pinterest, led them to embrace a 70s-inspired design ethos with a distinct New York loft sensibility.
A significant part of their design process involved incorporating furniture they had already acquired over the years, designing the space around their existing pieces. Leo Wood’s contributions were instrumental in introducing innovative ideas they might not have considered independently. Mike even lent a hand with some of the kitchen fitting and appliance installation, and they tackled the bedroom painting themselves. Their advice for future renovators is clear: “I’d advise not going for the cheapest contractor!”
Despite its historical origins as a hospital, the property has never felt eerie or spooky to Mike and Dave. They hold no belief in the supernatural and find that converted properties often benefit from generous ceiling heights and spacious layouts, coupled with robust construction.
When dealing with listed buildings, such as their Grade 2 listed flat, there is an inherent administrative layer for renovations. While external or structural modifications require specific permissions, internal work is generally more straightforward.
The couple has encountered no significant issues with their home. As leasehold property owners, they manage the standard administrative aspects, noting that the service charge and ground rent are reasonably priced for an inner London location.
Mike’s key piece of advice for those looking to buy their first home is to “If possible, spend less than you can technically afford on your first home.” He acknowledges the temptation to maximise space within budget constraints but stresses the importance of financial resilience, especially given the unpredictable nature of mortgage rates. Having a buffer allows for unexpected cost increases and provides the flexibility to invest in home improvements or simply enjoy life. They are personally pleased they followed this advice.
The flat is currently on the market. The couple’s decision to move is prompted by the need for a second bedroom to accommodate their growing family. They are looking forward to passing on their beloved home to new owners who can cherish it as they have.
